Warner Center Suites, Townhomes and Single-Family Streets
The Warner Center 2035 Specific Plan covers about 924 acres, bounded by Vanowen Street, the Ventura Freeway, De Soto Avenue and Topanga Canyon Boulevard. It has eight districts, including College, Commerce, Downtown and North Village. It is a commercial and mixed-use district, and stacked floors share risers, so one failed supply line can wet suites above and below it, and each unit needs its own moisture readings.
The Woodland Hills community plan describes the wider area as predominantly single-family homes. Houses lose water differently: a water heater tank or a washing machine hose floods one level and soaks the walls and flooring. Water mitigation handles both types, and the dispatcher needs your floor and unit number up front.
The Chalk Hills, Slope Drainage and Water That Does Not Come From a Pipe
The community plan includes Santa Monica Mountains hillsides and the Chalk Hills of Woodland Hills. It limits hillside development under the Citywide Hillside Ordinance and calls for adequate drainage facilities. The plan describes no actual flooding problem, so we claim none.
For a hillside owner, the practical point is where roof water goes. A downspout that empties against a retaining wall can push moisture into a lower-level room. If you see damp walls on the downhill side, a drainage check is a wise first step before repair, and dry readings come before painting.
Water coming through a Woodland Hills ceiling?
Ring the 24/7 line and give your floor and unit number if you live in a multi-story building.
When water is spreading in Woodland Hills
Someone staffs the dispatch line around the clock, which matters in buildings where the leaking unit may be empty at night. If the water comes from a unit above, tell the building manager and then call us.
If Water Is Still Spreading
For a Woodland Hills condo, townhome or hillside house, start with these four.
Stop it at the unit valve
In a multi-unit building, close the unit shutoff, usually near the water heater or under a sink. Ask the manager to close the riser if water keeps coming from another unit.
Mind the elevator and stairs
Do not use the elevator if water is running through the shaft or lobby ceiling. Keep people off wet stairs and out of any hallway where light fixtures hold water.
Cut power only if it is dry
Breakers for wet rooms can go off only if the panel is dry and reachable. Ceiling fixtures full of water stay off. If anything buzzes or sparks, call the utility or 911 first.
Save the paperwork and the furniture
Lift furniture off wet carpet, photograph each room and the source, and save any message to the property manager. Then call the 24/7 line.
Woodland Hills, CA Coverage Map

Victory Boulevard to the County Line
The Woodland Hills-Warner Center Neighborhood Council covers an area with Victory Boulevard as its northern edge, Corbin Avenue on the east and the City and County line on the south and west. Most City addresses are served by LADWP, but a few addresses just outside the City limit may have a different water provider. If you are near that edge, ask which utility supplies your meter before you call about a main-line problem.
Whichever provider it is, water inside the house is ours to dry. ZIP 91367 and ZIP 91364 are the two residential Woodland Hills codes we serve, and water damage repair follows the drying.
Dry Canyon Channel and the Ventura Boulevard Corridor
The Ventura/Cahuenga Boulevard Corridor Specific Plan defines the Woodland Hills community as running from Corbin Avenue west to the Dry Canyon-Calabasas Flood Control Channel. Only the channel's existence and location are documented, not any flooding history. Being near one tells you nothing about a particular lot.
Ask your insurer whether you carry flood coverage, since standard policies commonly exclude it, and run your street through FEMA's map search to see where you stand. Along the corridor, restaurant and office tenants can call emergency water removal for standing water.
Hot Summers, AC Lines and Pierce College's Record
Los Angeles Pierce College opened in 1947 as an agricultural school, and news reports relaying the National Weather Service say it recorded 121 degrees in 2020, the hottest reading at an official NWS station in LA County. In heat like that, air conditioning runs for hours, and a clogged condensate line can spill into a ceiling or closet.
A repeated ceiling stain below an AC unit points to that line. Fix the leak first, since mold needs moisture. Then call mold remediation if the area was wet for more than a day or two. The EPA advises drying water-damaged areas and items within one to two days.
Woodland Hills' Neighbors
East of De Soto Avenue lies Winnetka, where the Weeks colony lots sit. Beyond Reseda to the east, Encino has its own storm-season notes.
Frequently Asked Questions
Is emergency water removal available in Woodland Hills?
Yes, whenever you call. Extraction comes first, then LGR dehumidifiers and air movers to dry the structure. Same-day response when available.
Do you cover every ZIP code in Woodland Hills?
Yes: 91367 and 91364. ZIP 91367 is the larger and includes Warner Center Park at 5800 Topanga Canyon Boulevard. ZIP 91364 is the other standard Woodland Hills code. With Warner Center, the Ventura Boulevard corridor and the hillside streets south of it, that is the whole community.
A neighbor's unit above leaked into mine. What now?
Photograph the damage, tell the building manager or HOA in writing and call us to dry the walls and ceiling. Your insurer decides coverage, so check your policy and keep your moisture logs and receipts.
Is Warner Center water damage handled differently?
The drying science is the same, but the logistics differ. We coordinate floors, unit access and property managers, and we document moisture in each unit.
